Communal area cleaning
Entrance halls, stairwells, landings and lift lobbies — floors, handrails, glass, light fittings and door furniture on a set cycle.

Window cleaning
Communal and external glazing, stairwell windows and entrance screens, cleaned with pure water and reach to roughly 80ft.

Bin store cleaning & management
Stores washed down and deodorised, bins presented and returned, and fly-tipped items reported or removed.

Litter picking & external areas
Car parks, pathways, bike stores, boundaries and planted areas kept tidy on every scheduled visit.

Site inspections with photo reporting
A short written report with dated photographs after each visit, so you have evidence for leaseholders and your own records.

Estate & communal services: agent questions answered
Do you work directly with managing agents and property management companies?
Yes. Most of this work is arranged with managing agents, block managers and resident management companies. You get one contact, one schedule and one invoice per site or per portfolio, whichever suits your administration.
Can you combine scheduled visits with reactive work?
That is the point of the service. We attend on an agreed cycle for cleaning, grounds and bin stores, and pick up minor repairs, waste removal and ad-hoc requests either on the same visit or as a separate callout.
How often will you attend site?
Weekly and fortnightly are the most common for communal areas, with monthly or quarterly cycles for window cleaning and pressure washing. We recommend a frequency after a site visit rather than selling visits you do not need.
What reporting do we receive?
A short report after each visit with dated photographs of the areas covered, plus anything we have noticed on the building — a blocked gutter, damaged fencing, a failed light, fly-tipping. Useful for leaseholder questions and service charge records.
Are you insured, and can you provide RAMS?
Yes. We are fully insured and provide site-specific risk assessments and method statements, including for any work at height. Lanes Contract Cleaning Ltd, company number 8943603, trading since 2003.
How is the work priced?
A fixed price per scheduled visit for the routine scope, agreed after a free site visit. Reactive and minor maintenance jobs are quoted individually or handled against an agreed rate, so there are no surprise bills.
Which areas do you cover for estate work?
Grantham and the surrounding villages, plus all of Rutland including Uppingham and Oakham. If you manage several sites across that area, we can build one schedule to cover them.
Can you take on a site part-way through the year?
Yes. We regularly take over from an outgoing contractor. We visit first, agree the scope in writing and can usually start within a couple of weeks.
